LANDLORD'S RULES AND REGULATIONS

If you're late in your rent at the time of your request, the owner is not obligated to make a repair.

 

If a tenant makes repairs without prior written authorization, the property management will not reimburse the tenant.

 

If the tenant's contact information changes, they must inform the property manager.


STANDARD LEASING REGULATIONS

Texas Star Realty and Property Management has a standard list of rules and regulations that each one of our tenants is expected to follow. Review this list below.   • No repairs will be completed after move in. Once you sign the lease, you agree to accept the property in its current condition.
  • You must bring a copy of your lease to the post office to obtain a mailbox key. You're responsible for this fee. Forward mail for the owner accordingly.
  • Rent is payable online, by personal check, or by money order. Credit cards are not accepted.
  • The property owner will pay any HOA fees. The tenant will pay pool or facility access fees.
  • Your rent is due on the 1st of every month. It's considered late if not received by 5:00 PM on the 3rd of the month and late fees will be added. Weekends or holidays are not taken into consideration and fees will accumulate until your rent is received in full. Email texasstarmgmt@gmail.com if you know your rent payment will be late.
  • The property manager can schedule a walk-through every 4-6 months. If the property is not maintained it may result in legal action or nonrenewal of the lease.
  • You're required to complete a move-in inventory and condition form and return it within 5 days of move-in. If you don't do this, you're responsible for any damages at move-out.
  • The tenant must schedule a walk-through upon move-out (no later than 5:00 PM on the last day of the lease). Utilities must be on. Carpet must be professionally steam cleaned. You must turn in your keys and remotes immediately after.
  • Personal checks are accepted after the first month's rent. Checks will not be accepted if they're returned for NSF or any other reason.
  • Related to filing for eviction: tenant is responsible for all charges.
  • Tenants shall change A/C and heating filters monthly. The landlord may perform inspections of these. Tenant is responsible for damage caused by negligence.
  • Tenants are responsible for HOA fines. Warning letters are issued to our office before fines are assessed.
  • Tenants must protect pipes from freezing during cold weather. Any resulting damage will be charged to the tenant.
  • Damages to refrigerators, washers, dryers, ceiling fans and garage doors are the responsibility of the tenant.
  • Pest control is the tenant's responsibility.
